Topic: A presentation on "Environmental Due Diligence and the Real Estate Deal" will be conducted by Mr. Chris T. Kotch, a Pennsylvania Licensed Geologist, of Barry Isett & Associates, Inc. This presentation will review some of the common tools for due diligence, including Transactions Screens, Phase I and Phase II Assessments, and remediation. It will discuss the key aspects and definitions and will include actual case studies with color photographs. It will also explore the basics of the PA Land Recycling Program "Act 2," as well as the key advantages of Act 2. A look at "What's Hot" in the Environmental Industry will be discussed, including: how the Pennsylvania Department of Environmental Protection has been processing NPDES permits as they relate land development projects where environmental issues have arisen; and the topic of vapor intrusion assessment and how it is now required as part of due diligence. Discussion will also include liability reduction and other key aspects of environmental due diligence, including its impact to the economics and schedule of the deal. Mr. Kotch will also give key insights into some of the common mistake that are made in the environmental due diligence process.
